Located in Central Texas, it is 34th-largest metropolitan statistical area in the United States. In the 1830s, pioneers began to the settle the area in central Austin along the Colorado River. In 1839, the site was officially chosen as the republic’s new capital and was incorporated under the name, Waterloo. Shortly thereafter, the name was changed to Austin in honor of Stephen F. Austin, the “Father of Texas” and the republic’s first secretary of state. The city grew throughout the 19th century and became a center for government and education with the construction of the Texas State Capitol and the University of Texas at Austin. Dell’s worldwide headquarters is located in nearby Round Rock, a suburb of Austin. Residents of Austin are known as “Austinites”, a quirky and eccentric, casual, independent and friendly population which includes a diverse mix of government employees (e.g., university faculty & staff, law enforcement, political staffers); foreign and domestic college students; musicians; artists, high-tech workers; blue-collar workers and business people.
The premier showcase of Austin’s music scene is the annual South by Southwest Festival. This event draws musicians and fans from around the world, and features not only famous as well as upcoming musicians, but groundbreaking films and is an important venue for the international film festival scene. The, “Longest Running Concert Music” program on American television is Austin City Limits, videotaped on the UT Austin campus. The annual Austin City Limits Festival draws global fans and acts in its multi-day event. The tickets for the 3-day 2012 event in October 2012 are already sold out, reflecting how significant this event has become to the music industry and music fans.

We are so glad that you have visited the Rivers & Oaks website and hope that you will explore a little bit. We have attempted to create a space where clients can access information about what is going on in their communities, and future clients can learn about the region and the current market in areas of Austin and the Texas Hill Country.
Time is so precious in our busy world these days. That is why we feel so deeply that simply planting a ‘for sale’ sign in a front yard, or taking a client by a home they wish to view is really only the very ‘tip of the iceberg’. We want to arm our clients with all of the relevant information to assist them in making a good decision about their real estate choices and bringing a deal to a successful and satisfactory conclusion.
What we strive to bring to each of our clients is access to my deep knowledge of the real estate market, real estate principles, and a commitment to work very hard to identify and service my clients’ real estate needs completely. A very valuable distinction that we believe we can offer our clients is Stacy's many years of experience as a real estate appraiser in Central Texas. This informs her examination of properties and evaluation of market value and potentials. Further, she has substantial experience in remodeling homes as well, and this provides me with an excellent working knowledge of issues in a home which may present a problem, or which can be capitalized upon to market and sell a property more efficiently. We work as a Team here at Rivers & Oaks Realty so all our agents and brokers are available to help you and yours through out your real estate transaction.
My goal is simple ...
A key part of providing the best service to our clients is to provide them with the guidance and support needed throughout the entire selling or buying experience. We want to provide the very best service to our clients. This means that for the home seller, we want to ensure that every home listed through us is given the attention necessary to properly promote it in the marketplace, and that every buyer whom we assist receives everything they need to find the home for which they've been looking. A key part of providing the best service to our clients is our communication. You will be able to reach Stacy or a member of our team at any time for all your buying and selling needs.

"Stacy was amazing! She was organized, responsive and really enjoyable to spend a few days with. We will absolutely work with her again and recommend her highly. We were impressed with the following:
-Stacy picked us up with a printed binder of our 12 favorite places: she had scheduled appointments to see each of them over our two day house hunting and had a map and itinerary ready to go.
-We had plenty of time in each place, there was no rush to get from one house to the next.
-Stacy encouraged us to get to know each place
-After a few houses, Stacy understood what we were looking for and was able to tell which houses we'd like and made some quick changes to places we saw.
-We never felt pressured to buy. Stacy wanted us to find something we loved and did not pressure us to make an offer.
-When we found ta place we loved, Stacy did extensive research on the comparables, asking vs accepted prices in the neighborhood, and other factors to determine our offer price. her strategy worked perfectly-the offer was accepted within 24 hours!
-Stacy coordinated the purchase process (we are out of state, so this was especially helpful) with the title company, loan officer, and other agent. She kept us informed throughout the process, checking in a few times to make sure we felt comfortable and see if we had questions.
-Stacy went by the house several times to check on the move out and cleaning status (even after close, when her job was officially done )
-After move out and cleaning, Stacy took a vidio of the house and cleared out so we could see how it looked
This was our first purchase and we could not have had a better experience. "
